We have the least affordable housing markets in the world

Vancouver has experienced the greatest housing affordability deterioration
among major markets in the Demographia Annual International Housing


Affordability Survey.

On shaky Ground


Because

Our​ ​government​ ​encourages​ investors​


Who​ ​live​ ​in​ ​a​ ​foreign​ ​country​​ ​to​ ​bring ​money​ ​in from​ ​offshore.​



Vancouver is Reserving Land for Millionaires

This has made Vancouver a nightmare for Working Families


Because our Government and the City of Vancouver

Caters to a particular already privileged set of people that are


Profiting in properties as commodities not Homes

Most Families can not afford to live in Vancouver


The City of Vancouver said that


Over 60% of Families said they are moving away


Today


Most Business have help wanted signs on their front Door



Canada Mortgage and Housing Corp. just 

Increased Its Risk-Rating for Vancouver to its Highest Level


Number of 'poor' million-dollar homeowners unusually high in Vancouver

Because of our Government

Caters to a particular already privileged set of people


You can now Kiss Housing Affordability


Good By Forever


Vancouver is a real estate disaster


"What are we doing reserving so much land for Millionaires in Vancouver?

We are pushing Housing and Rents beyond the reach of Non-Millionaires

I would love to say this is Criminal


In Canada it's called good business


This really is Mentality ill

The Provincial Government needs to re-commit to ensuring

Vancouver Courts do not follow the Law, of the City, Police, Animal Control

 And the Fire Department and Building Dept.



We need Fair and Honest for both Landlords and Tenants

There should be a fair and reliable system to decide those issues


Vancouver Zoning is the Real Problem


Our Zoning  makes Vancouver a Gold Mine for Very Rich Investors


Zoning has made Vancouver a nightmare for Working Families


35% of Vancouver Residents live on the 80% of 

The land zoned for detached and duplex houses
Single Family Homes


65% of the Residents live on the 19% of 

The land base devoted to multi-family Housing
Apartments

This Zoning started back in the 1920s and 1930s and now

Single Family Homes are Heavily Protected through City Zoning Laws

That prohibit denser housing to be build on much of Vancouver's land base


It's made Vancouver eighth in the world for having the highest price housing

A lot of people really like the control it gives them in terms of 


Zoning because it Dictates, Effectively 

Who their neighbours are going to be 

And determining what our City looks like

Zoning has made a lot of Money for the Very Rich

Vancouver Housing has gone up 250 %


Profiting in properties as commodities not Homes

By taxing Foreign Buyers 15% they are 

Dictating, Effectively Who your neighbours are going to be


This 15% Tax was brought in to

Keep the Wrong kind of People out was very much part of the Rationale

Raise the Price of Rents and Homes in Vancouver


It has done nothing for the thousands of Empty Homes


It has not kept the Wrong kind of People out

Lawyers set up companies fully capitalized with International money 

To buy up as many Homes as they want 

They will not pay one cent tax

Any one can become a Proxy Buyer for International Money 

And You will not pay one cent tax

This is the Government's plan for 

Achieving Affordability and Substantially Reducing Prices


The real problem for making Vancouver a more inclusive City…

We are privileging a certain already privileged set of people 

In terms of determining what our City looks like,

We are marginalizing the voices of all those people 

Who can’t get into those positions in the first place.

Rich Home Owners Vote

 Vancouver now has the Highest Housing Cost and the Lowest Wages


The percentage of renters in the City of Vancouver edged up to 53 per cent,

Less than 11% vote 

This has to change 

Because 

Over 60% of Families said they are moving away

Because they can't afford Housing in Vancouver 


This is Killing the City of Vancouver

Effective Sept. 15, 2016, B.C.’s minimum wage will increase from $10.45 per hour to $10.85 per hour.

This new rate includes the 10 cents scheduled for the 2015 Consumer Price Index change, plus an additional 30 cents.

A second increase of 30 cents plus an amount based on the
2016 CPI (estimated to be 10 cents)

This will bring the minimum wage rate to $11.25, Effective Sept. 15, 2017.

How can Families Live or Save here in Vancouver

When It takes Two Working People Three Weeks just to pay Rent

According​ ​to​ ​the​ ​latest​ ​rankings​ ​released​ ​by​ ​Pad Mapper,​
​The​ ​average​ ​cost​ ​of​ ​a​ ​one-bedroom rental​ ​in​ ​Vancouver​ ​in​
​August,​ ​2017​ ​was​ ​​$2,020​,​
A ​two-bedroom​ ​apartment​ ​was​ ​​$3,160​.
Today it take two working people in Vancouver
25 years to save for a Down Payment
Then they will have a 30 year mortgage

Because of our Government

Working Families are​ ​all trapped​ ​in​ ​a​ ​vicious​ ​cycle​ ​of​ ​housing​ ​problems?​ ​

To make​ ​matter​ ​worse,​ ​Housing and Rents​ ​are​ ​increasing​ ​with every new Day ​

If we do not Change the Laws and Zoning

Our Children will be Living in USA and Working in Vancouver

We will not need Schools or Playgrounds in Vancouver

For over 20 years
I've been fighting the Residential Tenancy Branch
And the Real Estate Council

We need our Courts to be Fair and Honest
For Landlords and Tenants

Every Landlord will tell you

The BC Residential Tenancy Act is unbalanced.

Because of the noise. Fighting and outrageous drunken parties .
and the two unleashed dogs Chase. Challenge.
Bark. bare teeth and biting on the average of a few times a day
The Pedestrians and dogs who walk down the back alley

We have tried everything we can think of to get this to stop

The City ,Police ,Animal Control and the Fire Department
Have been here more times than I can count
Often more than once in the same day ... Or night

The Judge
Dismiss the Landlord's application in its entirety .
The tenancy shall continue 

Vancouver Courts do not follow the Law, of the City, Police, Animal Control
 And the Fire Department and Building Dept.

These Judges makes up their own Laws

Judges can do whatever they want

They have more

Power Than the Supreme Court

In Vancouver the Landlord is the Criminal

Not the tenants that are breaking the laws

Talk about corrupt.

If you have ever had to go to a tenancy arbitration hearing perhaps 



you have also experienced the biased and unfair treatment that arbitrators

in order to render an unjust decision.



Then if the landlord wants to appeal that decision and seek a review of it,

It is the original arbitrator who made the unjust ruling

who review their own ruling.

They are now $1,550

Are going to Airbnb ,Home Away and VRBO to Rent their Homes Out

This is one reason why their is only 0.1% Vacancies rate in Vancouver

If you really want Affordable Housing and Rents

We have to change the Laws because right now  


It's a million times easier and cheaper to leave their homes empty


 It's almost impossible to deal with the Rental Board so 

Thousands of people are leaving their places empty

Strewn throughout the city are abandoned, million-dollar homes.

There are thousands of Homes and Apartments that are left vacate every year

In Vancouver it only takes One Bad Tenant

One Bad Tenant can Bankrupt You

They can keep You in Court for Years

This is why most Landlords that do rent are asking for a Lease

Their is a 0.1% vacancies rate in Vancouver

20-30 people show up and the place goes to the Highest Bidder

Vancouver has a Rent War


Rents are going threw the roof


Working Families are moving


To the Suburban where Homes and Rents are Cheaper


People do not want to make the Long Commute to work every day


We have to change the Laws Because

Most Business today in Vancouver

This really is killing every small business in Vancouver

Every Canadian knows the system is Broken
Nothing will ever gets done about it


All they want to do is Tax these Empty Homes


And Tax the Airbnb, Home Away and VRBO homes


The Government wants to put this money into Low Cost Housing

This Very Low Density is making
Vancouver Real Estates is a gold mine for the very Rich



For the City of Vancouver and our Government

The only way this will ever Stop is
When the Very Rich can not afford to Live here

This is making Vancouver
a Real Nightmare for Working People


The Rich Home Owners do not use Transit to go to work or shop
Transit brings people and crime into their neighborhoods
So they vote down Transit

It's a nightmare for people going to Work or School

Especially to UBC.
You can wait hour's in the rain or snow for a bus 


The Rich want Very Low Density

So no Apartments get build in their neighborhood

It bring people and crime in and lower land values

They do not want people driving down their streets so
They vote for no parking and more bicycle lanes

Vancouver will never vote for Roads

Vancouver is the only City with no highways 
 Vancouver is all stop and go traffic

You have to come up with 1-2 million and up

In 5 Years Just for a Teardown 

It will be 5 to 10 million and up

In 5 years 

The only people that will be living in Vancouver

Are the Very Rich and Welfare

And this will not stop until the Rich can not afford to live here


We have to change the Laws because


Taxes Do not Fix anything


It will only make it worst for Working Families


It will only make the government money

All they want to do is tax this building for being empty

If you had anything to do with them you know they are broken

Their will be no more Kangaroo Courts in the Back room
